    Roof Warranties Explained: Important Information for Homeowners Before Their Replacement

    Manufacturer’s Warranty

    This warranty covers the roof products, any defective shingles, underlayment, sealants, etc., that do not live up to expectations. Most regular manufacturer warranties last from 20 to 50 years, depending on the product line. 

    Workmanship (Contractor) Warranty

    A workmanship warranty pertains to installation errors. With improper installation, even the best materials will not perform well. Contractor warranties vary a great deal; they might last from one year up to ten years or more, depending on the views of the company.

    Remember never to pick a roofing contractor without asking for a written workmanship warranty, whether it be the one that they promised or something better than what they promised. 

    Typical Exclusions from Roof Warranties

    Storm damage caused by a roof defect is what a roof warranty covers. Warranties would normally not cover issues arising from:

    • Storms, hurricanes, or falling debris
    • Lack of maintenance on the part of the owner
    • Unauthenticated repair
    • Poor ventilation of the attic or structural problems
    • Pressure washing or the use of chemical cleaning products

    Be Certain to Keep Your Warranty Valid

    Home warranties require the homeowner to comply with certain provisions, including:

    • Routine roof inspections: Most manufacturers recommend that roof inspections be undertaken either once a year or at least twice annually.
    • Proper ventilation and insulation in the attic: They will inhibit the buildup of moisture, which could otherwise cancel coverage.
    • Approved materials and installation: The work must be certified by qualified personnel according to the manufacturer’s approved methods.
